What $423,777 will buy you at a Sault property tax sale

Thirty-two tenders received on five properties that sold in 2024

The City of Sault Ste. Marie sold five properties at tax sales last year, with the combined selling prices totalling $423,777.

A report prepared this month by Lisa Petrocco, the city's manager of taxation, shows 30 properties were approved to proceed with registration of tax arrears certificates in 2024, but only 16 were registered and just 11 proceeded to the tax sale.

Taxes on 13 properties were paid prior to registration of tax arrears certificates and one property couldn't be registered because of title issues.

Here are the five properties that sold:

  • 257 Glengary Gate Crescent - $217,000 - six tenders received
  • 160 Kehoe Avenue - $64,000 - four tenders received
  • 315 Huron St. - $35,777 - five tenders
  • 267 St. James St. - $75,000 - 12 tenders
  • 475 Queen St West (Rear) - $32,000 - five tenders

"One property (583 Sherbourne St.) received a single bid with a 20 per cent deposit ($11,000) as required," Petrocco said.

"The tender was accepted and notification was mailed to inform the interested party that their tender was accepted and provided the balance owing, which was to be paid within 14 days.

"We did not receive further payment or further correspondence from the tender applicant. When this occurs, the deposit is forfeited to the municipality."

Owners of tax-sale properties are allowed to pay a cancellation price at any time up to when the property is either transferred to the successful tenderer or vested to the city due to a failed tax sale.

Another property at 629-633 Queen St. West was redeemed by the owner after the tax sale in return for a $100,097 payment.
