Breakdown - $83 Million. Statistics from (www.treehugger.com) stating average sqft of 1 family home =2,800 in north america. Let's say we use less than average (2000sq) what is recommended is 70 housing units. Along with buisiness and services as stated above. It seems the housing would be part of a single structure and not segregated. It would seem each dwelling or unit would equal in value of over 1 million per unit If the complete project is 83 million. I'd like to know what the cost of purchase would be for a 'small home" in a semi type architecture design if the cost is over 1 million per unit for a population that can't afford a home at current rates ($110,000 - 180,000) as per mpac for same unit sizse? Why is it everytime this city builds a $10 fence it costs $100. Thoughts?

Once a dog starts to get older it's energy and activity aren't high enough to burn the calories found in standard dog food. The real only alternative is to manage its food, at amounts that would be seen, from todays standards as starvation. In which case is grounds to take the dog again. It's really a lose, lose situation. Sometimes it's best to look at the big picture. The dog has a better life then trying to survive in its natural habitat.... the forest. Doesn't make sense to me.

I have 35 years ex. conducting nuclear density testing. Most of those years spent out of Kelowna and thought i'd share. A road 1km long (400 meters longer than what's proposed), 2 lanes assuming 12 meters wide total with a thickness standard of 150mm's would have a Surface, Base course and subbase coarse. An easy calculations shows a realistic cost/per. V=lxwxthick, 1000x12x0.15=1800m3, D=2330kg/m3=4,194,000kg, =4,194 /metric ton, assuming Pioneers prices are the highest they've ever been at time of purchase(80.00)=$335520m/ton, 12 man crew 2 weeks @ $25 avrg $24,000, base+subbase=$159372 (as per https://www.stockwellgravel.ca/pricing/ pricing seeing as pioneer does not list their pricing for obvious reasons)Equipment rentals=$132000. So the manpower, equipment for the job and all materials according to average pricing in ontario = $720,925.8 including taxes. This is for a road 1 km long, two lanes wide not including other costs to give you perspective.
